Take care of yourself first. You need to search through all channels, realtors, bulletin boards both on the Internet and on poles, signs on the fences of houses for sale. The last one is probably the best. Walk, drive, surf the Internet. Be on your guard all the time, there are more deceivers and scammers in this area than there are people.
Realtors. Almost everyone is unskilled. If you don’t find yourself useful anywhere, if you don’t know how to do anything, you go to become a realtor. This is especially pronounced in the Black Sea region. They are focused not on selecting what you need, but on selling what he has. Many are simply deceivers, knowing that they do not talk about the problems of a given area or house, but stick out, or even invent a lot of positive aspects. Be wary of their claims that everything has been thoroughly checked legally. In fact, they are not responsible for anything and, most likely, did not check anything. And if suddenly over time something legally wrong is discovered, then you will be left alone with this problem.
Legal side. There is only one piece of advice here, to completely check the history of owners and sales: whether the rights of minors or incompetents were violated, whether in the sales chain there are those registered in a drug treatment clinic or in the IPA. It is advisable to talk with the neighbors about who the owners are, or who the owners were, whether there are any bad stories, etc. Unfortunately, it is better to refuse the purchase than to take the risk.
